On June 08, 2020, Federal Law No. 166-ФЗ “On Amending Certain Legislative Acts of the Russian Federation” was adopted with a view to taking urgent measures aimed at ensuring sustainable economic development and preventing the consequences of the spread of a new coronavirus infection ”(hereinafter - the Federal Law).
The federal law provides a number of measures aimed at ensuring the sustainable development of the economy and preventing the consequences of the spread of a new coronavirus infection, in particular small and medium-sized businesses, from the affected sectors are entitled to demand a reduction in rent for a period of not more than one year, they can unilaterally refuse unilaterally lease agreement for buildings, structures, non-residential premises or parts thereof; extend a lease owned by the state or municipal property subject to the conditions specified in the Federal Law. Also, a small or medium-sized business entity can take advantage of deferred payments for a period of 6 to 12 months when buying out leased property, if the contract was concluded before the introduction of the high alert or emergency.
