Monitoring of prices of real estate objects, land plots and rental rates as of September 1, 2022

The non-profit partnership "Union of Appraisers of the Republic of Tatarstan" has released the next collection "Monitoring the prices of real estate, land plots and rental rates as of September 1, 2022 (12th edition).

    Based on the results of the study of transactions with real estate, other open sources, experts and members of the Union Monitoring Committee conducted an analysis and statistical processing of market data, other open sources. When determining the price ranges, mathematical processing of information was carried out with the exception of the maximum and minimum values of the cost, as well as with obviously unreliable or contradictory information.

    The collection contains ranges of prices and rental rates for commercial real estate, including land plots, recommended minimum rates for appraisal work, and information about the activities of the Union. Studies of residential real estate as of the beginning of the current year were not included in the Collection due to significant fluctuations in market prices in the face of uncertainty.

 

     Since the last analytical study, the following changes have been reflected in the monitoring:

     The market value of commercial real estate in the segment "Administrative, office premises, business centers" increased in Novo-Savinovsky (maximum value - 160 thousand rubles / sq.m.), Moskovsky and Kirovsky districts of the city of Kazan, in Aviastroitelny, Vakhitovsky districts increased as well as the lower limits of the average market value (in the Moskovsky and Novo-Savinovsky districts they decreased). Retail space, public catering facilities have significantly increased in price in the Kirovsky and Privolzhsky districts, in Vakhitovsky, on the contrary, a decrease in the maximum limit of the range is observed - from 230 to 200 thousand rubles / sq.m. Industrial and warehouse premises increased in price in Aviastroitelny, Vakhitovsky and Sovetsky districts of the capital of the republic.

Prices for commercial real estate in the territory of the Republic of Tatarstan increased, on average, by 10-12 percent in Aznakayevo, Arsk, Buinsk, Yelabuga, Mendeleevsk, Nizhnekamsk, Naberezhnye Chelny, Bugulma. Basically, the increase affected administrative, office premises, business centers, retail premises, catering premises. The market value of production and storage facilities changed insignificantly over the first half of the year.

     Rental rates for commercial real estate in Kazan for office space increased in Aviastroitelny, Kirovsky and Moskovsky districts of the city, and decreased in Privolzhsky. For retail premises - in Vakhitovsky, Kirovsky, Novo-Savinovsky and Sovetsky districts, a decrease in rental rates is observed.

The sample included ads and transactions both with and without VAT and utility bills.

        Rental rates of commercial real estate in the territory of the Republic of Tatarstan changed insignificantly and mostly downward. The exception is the increase in the cost of production and warehouse rent in Nizhnekamsk.

    The market value of land plots also practically did not change in half a year. The exceptions are Laishevsky, Yelabuzhsky, Zelenodolsky districts (land of individual housing construction), land for production and storage purposes in the city of Naberezhnye Chelny and a number of roadside service facilities. A similar trend persists for land plots of the "agricultural land" category.

    Lease rates for land also did not change, with the exception of the city of Nizhnekamsk - there is an increase in rental rates for land plots for production and storage purposes and individual housing construction. Also, the growth of rental rates for land in the field of multi-storey housing construction is observed in the Pestrechinsky municipal district.

     The collection in printed form is distributed on a non-commercial basis to the recipients of the monitoring, which include specialized authorities and local governments, universities, courts, appraisal organizations - members of the non-commercial partnership "Union of Appraisers of the Republic of Tatarstan".
