Monitoring of rent rates on commercial property

       Evaluation Department monitored rent rates on commercial real estate in Kazan and major cities of Republic of Tatarstan for I quarter of 2014.

       Among Kazan districts, the highest rates and the largest number of offers observed in Vakhitovsky and Novo- Savinovsky city areas. Thus, the range of retail space rents is from 600 to 2500 rubles per sq. m per month, office- from 500 to 1,500 rubles per sq. m per month.

Commercial real estate in Aviastroitelny and Kirovsky areas of the city is still underdeveloped, the lowest rent rates and the smallest number of offers are fixed here, and this is due to low infrastructure development, the absence of large shopping and entertainment centers. Commercial space available in rent for 400 to 700 rubles per sq. m per month, shopping - from 500 to 800 rubles per sq. m per month.

       Maximum rates ​​observed in major shopping and business centers of the city (up to 3500 rubles per sq. m per month).

       Rent rates for storages and manufacturing real estate are approximately equal, regardless of location. Therefore, rent rate for heated storages costs about 350 rubles per square meter per month and unheated warehouses - 150 - 200 rubles per square meter per month. The largest areas are concentrated in the industrial zone and near Kazan ring road.

       Among the republic towns, the largest number of offers and rent rates growth observed in Naberezhnye Chelny. Besides, rental rates increase in Nizhnekamsk, Almetyevsk, Bugul'ma, Chistopol, Elabuga and Zelenodolsk.

       It should be noted that the rental rates vary depending on floor space, number of storeys, infrastructure development, location to thoroughfares, parking spaces availability, interior decoration and class of premises.
