The Monitoring Committee of NP “Union of Appraisers of the Republic of Tatarstan” approved the layout of the next Collection “Monitoring of prices of real estate objects, land plots and rental rates” as of March 1, 2021. The collection is published on the basis of analytical research conducted since 2016. The research is carried out with the assistance of professional participants in the real estate market, educational and expert organizations, municipal property management bodies, the Ministry of Land and Property of the Republic of Tatarstan, Tatmedia JSC, taking into account the state programs of support for the population and business of the Ministry of Construction of the Republic of Tatarstan, the Ministry of Youth of the Republic of Tatarstan, the Ministry of Agriculture and Food of the Republic of Tatarstan, the Ministry of Economy of the Republic of Tatarstan, municipalities.
Since 2019, the Monitoring Collection has published the ranges of the average market value of residential real estate in the Republic of Tatarstan. The Digest also contains information about the Union and the Recommended minimum tariffs for the performance of appraisal work for 2021, determined taking into account the tariffs of the main SROs of appraisers, taking into account the region and the inflation rate.
As the monitoring shows, in large cities of the republic there is a decrease in the lower border of the price ranges of proposals for the lease and sale of commercial real estate. In many ways, this trend is due to the restrictions introduced in 2020. In particular, in Kazan, the minimum market value of industrial and warehouse premises is (by district) from 7 to 15 thousand rubles / sq. M., Retail space - from 10 to 25 thousand rubles / sq. M., offices - from 28 to 35 thousand rubles / sq. m. In the city of Naberezhnye Chelny, respectively - 3-12, 16-30, 15-30, Almetyevsk - 1.3-2.5, 8-45, 20-45, Nizhnekamsk - 3-8, 24-30, 20- 35 thousand rubles / sq. M.
The minimum rental rates in Kazan for the industrial zone are 100-150, for retail and office space - 325-400 rubles per square meter (depending on the region), in other large cities the minimum rental cost starts from 90-100 rubles per square meter.
According to experts, this trend makes it possible to speak of the continuing attractiveness of the Republic of Tatarstan for business, taking into account the continuation of the dynamic development of infrastructure within the framework of priority national projects.
The Digest reflects significant changes in the residential real estate market in 2020 and at the beginning of 2021. Basically, in the housing market of the Republic of Tatarstan, there was an increase in the average median values of specific market values (from 7 to 25%). Market capacity has slightly decreased, i.e. the number of active offers has decreased.
