The non-profit partnership "Union of Appraisers of the Republic of Tatarstan" has released the 13th edition of the Compilation for monitoring the prices of real estate, land plots and rental rates as of March 1, 2023.
The monitoring is based on the analysis and statistical processing of market data on offers and transactions for undeveloped land plots and capital construction objects, obtained from the media, multi-listing ad systems, data from professional participants in the real estate market, experts, results of auctions and transactions, including state and municipal property committed from the moment of the previous issue. The collection presents studies of the market value of residential real estate in the Republic of Tatarstan.
Since 2016, studies in the field of monitoring have been carried out by independent experts of the Union of Appraisers of the Republic of Tatarstan in the order of expert and consulting support of the authorities in the field of valuation activities.
Experts note significant changes in the ranges of market prices for real estate, including land, and rights to it. First of all, this trend concerns the extreme values of non-mass transactions related to the seizure of property for state needs.
The Collection of Monitoring published the ranges of the average market value of residential real estate in the territory of Tatarstan. These indicators are used in the implementation of social housing programs in the Republic of Tatarstan.
The recommended minimum tariffs for the performance of appraisal work have been published, formed on the basis of the tariffs of self-regulatory organizations of appraisers of Russia in relation to our republic and taking into account the inflation rate for 2022.
The Collection contains background information on the activities of the Union of Appraisers of the Republic of Tatarstan and, if necessary, contacts for detailing expert studies.
Price monitoring is of a reference nature and cannot be used as a basis for making transactions or declaring an appraiser's report or a transaction as unreliable, since it does not take into account the individual characteristics of the appraised objects.
